How Long Does It Take to Build a Custom Home in Central Texas?

Planning a custom build in Central Texas? Here is a realistic phase by phase timeline, what causes delays, and how to keep your schedule on track.

Most custom homes in Central Texas take roughly ten to sixteen months from your first planning conversation to the day you get your keys. That range is wide for a reason. The build itself is only one stretch of the timeline, and the phases that come before it are the ones that decide whether your schedule holds.

Here is how the time actually divides.

    Planning: one to three months.

We evaluate your land, study topography, soil conditions, access and orientation, then map how you actually want to live in the space. Compressing this phase is the most common reason a build runs long later.

    Pre-construction: two to four months.

Architectural plans get refined, finish and fixture selections are made, the site gets prepared, and your budget is built out line by line. Permitting happens here, and municipal review times across Bell, Coryell, Burnet, Lampasas and Williamson counties vary more than most first-time builders expect.

    Construction: six to eleven months.

Foundation, framing, mechanical systems, interior finishes, and multiple quality control inspections at every stage. This is where a clearly defined construction schedule earns its keep. This is also where incomplete work in the earlier phases will show up and derail the schedule.

    Post-construction: 6 years.

Home commissioning and warranty are extremely important on a custom home. There are some issues that can only be identified by living in the home, and those should be addressed immediately. Our structural warranty extends out to 6 years. Warranty support takes priority over all other components of our business.

      What actually causes delays

Three things, almost every time. Late selections, because a decision postponed in month two becomes idle crew time in month nine. Mid-build change orders, which ripple outward through every trade on the calendar. And Central Texas weather, where a wet spring can push a foundation pour by weeks.

None of these are surprises. They are manageable when someone is watching the schedule every single week and telling you the truth about it.

Two habits that protect your schedule

Make your selections early and make them once. Every finish, fixture and appliance decision resolved before construction begins is a decision that cannot stall a crew later. And insist on a single point of contact who can answer a question the day you ask it. Builds slip when questions sit in an inbox for a week while framing waits on an answer.

Why we build a limited number of homes each year

Volume builders keep their timelines by keeping your choices narrow. We take a different route. By committing to a limited number of homes annually, we protect the attention your project gets, which means selections get resolved early, questions get answered the day you ask them, and problems get caught during inspection rather than after drywall.

An honest timeline is worth more than an optimistic one. If a builder quotes you a schedule without first seeing your land and understanding your selections, they are guessing.

Your Life Does Not Fit a Template. Your Floor Plan Should Not Either.

True custom design starts with your daily routine, not a catalog plan. How space planning, light and material choices turn a floor plan into your home.

There is a meaningful difference between choosing a home and designing one. Most builders offer the first and call it the second. You pick plan C, choose from three elevations, select finishes from a curated board, and end up with a house that is pleasant and vaguely familiar, because four other families down the street chose the same one.

True customization starts somewhere else entirely. It starts with a question no catalog plan can ask: how do you actually live?

That question is not abstract. It produces specific answers with real design consequences.

If you cook seriously, your kitchen wants prep space and traffic flow more than it wants an island sized for a photograph. If you work from home three days a week on video calls, your office placement is an acoustics problem and a natural light problem before it is a square footage problem. If you host your extended family every holiday, your dining and gathering spaces need to expand and contract without the house feeling empty in February. If you have young children now and aging parents later, a flexible ground floor suite is worth more than a formal room you will walk past for a decade.

Design decisions that reward you daily

    Orientation and light.

Where the home sits on your land determines which rooms get morning light, which walls take the brunt of a Central Texas August, and how much your comfort depends on mechanical systems instead of good design.

    Sight lines.

What you see from your front door, from the kitchen sink, from the head of your bed. These are the views you experience thousands of times, and they are usually decided by accident.

    Transitions.

How you move from garage to kitchen with groceries, from mudroom to laundry with cleats, from patio to living room with eight guests. Circulation is the least photographed and most felt part of a floor plan.

    Material honesty.

Finishes that hold up to real use and age well beat finishes that photograph well and show every scuff by year two. A surface you touch every day should be chosen for how it wears, not how it renders.

Storage that matches your actual belongings.

Generic plans allocate closets by convention. A real design accounts for the bikes, the holiday bins, the instruments, the sports gear and the pantry habits that belong to your household specifically.

Our design process is built around these conversations. We refine architectural plans with you rather than presenting a plan to approve, and we bring building science into aesthetic decisions so that comfort and efficiency are designed in rather than corrected later.

If you can dream it, we can build it better. That is not a slogan about ambition. It is a commitment to the idea that a home should be shaped around one particular life.

Where Custom Home Budgets Go Sideways, and How to Stop It

Allowances, vague scopes and late changes quietly inflate custom home budgets. Here is how transparent pricing protects your investment from day one.

Ask any homeowner who went over budget on a custom build and you will hear a version of the same story. Nothing dramatic happened. The number simply drifted, a few thousand at a time, until it was ninety thousand higher than the contract they signed.

Budgets rarely break. They leak. Here is where.

            Allowances that were never realistic.

An allowance is a placeholder for a decision you have not made yet. Plumbing fixtures, lighting, flooring, countertops. When those placeholders are set low, the initial contract looks competitive and the overage arrives later, after you have picked what you actually wanted. The fix is straightforward: ask what real clients typically spend against each allowance, not what the allowance says.

            Scope written loosely.

"Landscaping included" and "irrigation, sod to the fence line, six zones, twelve bed plantings" are not the same commitment. Vague scope always resolves in favor of whoever wrote it.

Site work priced before the site was studied.

Foundation design, rock excavation, utility runs and drainage are all site specific. Numbers assigned before a soil report exists are estimates dressed as commitments.

Change orders in the wrong month.

Moving a wall during pre-construction costs a redraw. Moving it after framing costs demolition, materials, labor and a schedule ripple across every trade behind it.

            The exclusions list.

Read it. Window coverings, appliances, fencing, driveways past a certain length and final grading are frequent omissions that become your problem at the worst possible moment.

Carrying costs nobody put on the spreadsheet.

Interest on a construction loan, your current housing payment while the build runs, storage, and a temporary move all continue for the full duration. A build that runs four months long costs more than the change orders that caused it.

What transparent pricing looks like in practice

We build the budget line by line during pre-construction, before ground is broken. You see what each element costs, where your money delivers the most return, and where value engineering can protect your budget without compromising the parts of the home you will feel every day.

That process takes longer up front. It is also the reason our clients are not surprised in month eight. For professionals running full calendars, this matters more than a low starting number. Your time is spent making decisions once, with real figures in front of you, instead of relitigating the same decision under pressure with a crew waiting.

There is one question worth asking every builder you interview. Ask to see a real budget document from a completed project, with the client details removed. How that document is written tells you far more about what your build will cost than any quoted price per square foot.

Honesty, integrity and transparency are not a tagline for us. They are how the budget document is written.

Buying Land in Central Texas? Evaluate These 6 Things Before You Close

Not every beautiful lot is a buildable one. Six things to evaluate before you buy land in Central Texas, from soil and slope to utilities and setbacks.

The most expensive mistake in custom home building rarely happens during construction. It happens at the closing table, when a buyer falls for a view and inherits a site that fights back for the next twelve months.

Land is not a neutral starting point. It sets your foundation design, your utility costs, your driveway, your drainage plan and often your floor plan. Evaluate it before you own it.

    1. Soil and geology.

Central Texas gives you everything from expansive clay to solid limestone within a few miles. Clay moves with moisture and drives foundation design. Rock is stable but can turn a septic field or utility trench into a line item nobody budgeted for. A geotechnical report costs a fraction of what it saves.

    2. Slope and drainage.

Look at where water goes during a hard rain, not on a dry Saturday afternoon. Grade affects your foundation type, your retaining needs and whether your driveway is a simple pour or an engineering exercise.

    3. Utility access.

Confirm the real distance and cost to bring in electric, water and internet. Well and septic are common on acreage here, and both come with permitting, testing and placement requirements that shape where the house can sit.

    4. Access and easements.

Check the recorded easements, road maintenance agreements and whether the legal access matches the road you drove in on. Utility easements can quietly eliminate the part of the lot you wanted to build on.

    5. Deed restrictions and setbacks.

HOA architectural rules, county setbacks, height limits and minimum square footage all narrow the design envelope before an architect draws a line.

    6. Orientation and views.

This is the part buyers enjoy and the part that pays off daily. Where the sun hits in August, where the prevailing breeze comes from, and which windows earn their view all get decided by how the home sits on the site.

      Bring your builder in early

We evaluate land during our planning phase for exactly this reason. Looking at a site with a builder before you buy tells you what it will genuinely cost to build there and what the land wants the home to be. Sometimes that conversation saves a client from a lot. More often it turns a good lot into a much better home, because the design starts with the site instead of being forced onto it.

One more thing worth saying plainly. Site work is the least visible money you will spend and often the least predictable. Clearing, excavation, pad preparation, drainage and utility runs can swing tens of thousands of dollars between two lots that look nearly identical from the road. Knowing that number before you buy is how you compare properties honestly instead of comparing asking prices.

If you are weighing a homesite in Salado, Belton, Burnet or anywhere across Central Texas, walk it with someone who builds on this ground.

Schedule a land evaluation with StarPointe Homes

   before you sign.

What Protects Your Investment After Move-In Day

A custom home is a long term asset. How building science, Texas weather durability and post-construction support protect what you invested.

The photographs get taken on move-in day. The value of the decision gets measured over the next twenty years, in utility bills, maintenance calls, comfort during a hundred-degree week, and what the home is worth when you eventually sell it.

That long arc is decided by choices made inside the walls, where nobody looks during a walkthrough.

Building science is the difference you feel and pay for

A home that stays comfortable without punishing your HVAC system is not luck. It comes from the building envelope: insulation strategy, air sealing, window specification, ductwork placement and moisture management working together. Get these right and rooms hold an even temperature, systems run less, and your monthly costs stay predictable.

Central Texas tests all of it. Extreme summer heat, sudden freezes, expansive clay soils and hard storms are the operating conditions here, not the exceptions. We build for them deliberately, combining proven craftsmanship with current building science so that durability, safety and efficiency are standard rather than upgrades.

Quality control happens before the drywall goes up

The most consequential inspections occur when systems are still visible. Framing, mechanical rough-ins, insulation and air sealing all get checked while a correction is still a small fix. A defect closed behind finished walls is not a punch list item, it is a future repair invoice with your name on it.

Multiple quality control inspections throughout the build are how we make sure it is built right the first time. That standard costs us more during construction. It costs you far less afterward.

It is also worth asking any builder what they document. Photographs of mechanical rough-ins before insulation, inspection records and as-built notes are ordinary practice for a builder who expects to stand behind the work, and they become genuinely useful the first time you need to open a wall.

Your builder relationship should not end at closing

Post-construction is a real phase of our process, not a formality. It includes the final survey, appraisal coordination, and a homeowner orientation where we walk you through your mechanical systems, your HVAC, electrical and plumbing, so you understand how your home operates and what it needs seasonally. A lot of builders schedule a day to complete all warranty work 1 year after closing. We believe that the house needs to be commissioned, and we address all issues as they arise.

For busy professionals, this is the practical point. You are not buying a construction project. You are buying an asset that should require your attention rarely and reward it consistently. The builder who answers the phone in year two is worth more than the one who quoted three percent less in month one.

Building with integrity, designing for resilience, and delivering peace of mind in every season of life is the standard we hold ourselves to after the keys change hands.
